As previously reported, BofA/Merrill upgraded Boston Properties to Buy from Neutral and raised tis price target to $145 from $140, the highest on the Street. Analyst Jeffrey Spector expects outperformance to be driven by leasing progress in New York City and San Francisco, development leasing and starts, and above-average 2019 growth. Spector sees limited 2018-2019 earnings risk from rising rates given limited floating rate exposure and notes most markets are healthy.
