Morgan Stanley analyst Sumit Sharma upgraded EastGroup Properties to Equal Weight and raised its price target to $76 from $67. Sharma said risk/rewards has improved as management tries to limit Houston exposure and said the portfolio is positioned to benefit from last mile demand.
