As reported earlier, SunTrust analyst Michael Lewis downgraded Essex Property Trust to Hold from Buy and lowered his price target to $253 from $257. Lewis says that the stock's recent outperformance has narrowed its discount to NAV to the smallest margin among its peers, even though its leverage and earnings growth rate are comparable to those of peers. The analyst also points to Essex Property Trust having the "second-lowest implied" dividend yield upside in the peer group.
