As previously reported, Wedbush analyst Jay McCanless upgraded M/I Homes to Outperform from Neutral with a price target of $100, up from $80. The analyst's updated EPS estimates for fiscal years 2021 and 2022 assume M/I Homes can maintain housing gross margins near the levels seen in Q2 with 5% closing growth in full year 2022. At current levels, M/I Homes trades at 4.6-times his full year 2021 EPS versus our builder coverage's average full year 2021 P/E ratio of 7.6-times, and McCanless sees this discount as unwarranted.

Reports Q2 revenue $961.0M, consensus $853.82M. New contracts were 2,267. Homes delivered in Q2 increased 23% to 2,258. CEO Robert Schottenstein commented, "We had a record-setting Q2 highlighted by a 97% increase in net income, a 23% increase in homes delivered, a 35% increase in revenue, and a return on equity of 27%...We set all-time quarterly records in backlog units and sales value, with sales value rising to $2.5B - a 71% increase from a year-ago. Demand for new homes continues to be very strong. Despite our community count being down throughout the quarter, and significantly limiting sales in the majority of our communities, we were pleased to set a record for Q2 new contracts selling 2,267 homes. We ended the quarter with record-high shareholders' equity of $1.5B, an increase of 34% from 2020's Q2, book value of $50 per share, cash of $372M, no borrowings on our $550M credit facility, and a homebuilding debt to capital ratio of 31%. During the quarter, we also extended the maturity of our credit facility to July 2025 and raised our commitment amount to $550M. In addition, our Board of Directors approved a new share repurchase authorization under which the company may purchase up to $100M of our common shares. This share repurchase authorization reflects the strength of our business and our commitment to creating long-term shareholder value. We have significant operating momentum and are poised to continue delivering strong results."

The company reported one of the best quarters on record, with outperformance driven by a 210 homebuilding margin beat, the analyst tells investors in a research note. Hecht adds that SG&A ratio on M/I Homes was also 170bps lower than expected.

Reports Q1 revenue $828.8M, consensus $758.77M. Homes delivered in Q1 increased 35% to a Q1 record of 2,019vs. 1,495 homes in 1Q20. New contracts for Q1 were an all-time quarterly record 3,109, a 49% increase over 2020's 2,089 new contracts. CEO Robert Schottenstein commented, "We had an outstanding record-setting Q1, highlighted by a 49% increase in new contracts, a 35% increase in homes delivered and a 167% increase in pre-tax income. All of our homebuilding operations had a very strong quarter and our financial service business produced record results. Our gross margins improved by 420 basis points over last year, and our overhead expense ratio improved by 120 basis points. As a result, our Q1 pre-tax income percentage improved to 13.3% from 7.2% last year, and we achieved a 25% return on equity."
