Truist analyst Michael Lewis raised the firm's price target on NexPoint Residential to $64 from $57 but keeps a Hold rating on the shares. The analyst notes that pricing power has improved in the REIT's markets and he is modeling a 5.4% same-store net operating income growth for FY21, which is just above the high end of its management's guidance range of 2.7%-5.2%. Lewis adds however that he is concerned with NexPoint's valuation, which is at 29-times enterprise value to expected EBITDA multiple and is among the highest in his apartment coverage universe.
